The Architectural Review Committee (ARC) helps preserve the appearance, property values, and overall harmony of our community. Per the Declaration of Restrictions, all exterior modifications, alterations, additions, replacements, or improvements to a property or landscaping must be submitted to the Architectural Review Committee (ARC) for review and approval before any work begins.

If your property is damaged by an HOA vendor during scheduled work in the community, submit a Vendor Damage Claim Form as soon as possible. This helps the HOA document the issue and follow up with the vendor for review and resolution.

The Association supports homeowners' right to display the American flag and other flags, as long as they are protected under Florida law. Homeowners must comply with all applicable Florida Statutes, Polk County requirements, and the Association's governing documents.

We also ask all residents to please help us keep the pool area safe and enjoyable for everyone by: Closing umbrellas before exiting the pool area to prevent damage, taking all belongings and flotation devices with you, and disposing of trash properly before leaving. Your cooperation helps ensure that the pool remains a clean and welcoming space for all homeowners and their families.
Anyone found in violation of any of the rules and regulations listed above or posted at the pool area will be asked to leave the pool immediately. Any person found at the pool not accompanied by a Wellington Resident will be asked to leave and subject to being charged with trespassing.
Key Access: Physical keys no longer work. Visit the office to sign for a key fob during business hours. All homeowners are allowed 2 fobs per household.
Please note: You will be required to sign an acknowledgement that you and all members of your household (including guests) will abide by the pool rules and regulations before we will give you a key fob. A copy of the acknowledgement can be found below.
