2025 HOA Assessment Dues: Invoices were sent out December 31st, 2024. The total amount due is $561.00, Full payment or 1st installment was due by February 28th, 2025. The 2nd installment is due by May 31st. If you have not submitted your payment, please make sure to submit as soon as possible to avoid late fees or additional charges.
Payment Methods: The Wellington HOA will never request payments via Zelle, Venmo, or wire transfers. We only accept checks or money orders, either in person or through the mail. If you have any questions or need clarification, please contact the office.
We are looking for volunteers to help rake and pick up leaves from the front entrance. If anyone is available March 29th or 30th, from 10 am-1 pm, please let us know if you are available to help! You can email us at: ourwellingtonhoa@outlook.com
The HOA is considering hosting events at the clubhouse, such as arts & crafts, holiday parties, and more! However, we need volunteers to take the lead in organizing these events. Pool Open: If you have a physical pool key, it is no longer functional. To access the pool, you will need a key fob. Visit the office during business hours to sign the Pool Rules and Regulations form and receive your key fob. The form is also available on our website under the HOA Forms section.
Violation Notices: The violations committee has observed recurring issues with certain violations. Please review the Clarification of Violations document. Think of it as a helpful checklist you can use each month to ensure your property meets community standards. If you've received a violation notice regarding stained shingles, please see below for helpful tips on how to address the issue.

Best Method for CLEANING STAINED Shingles Safely

If you're dealing with a stained roof, hiring a commercial contractor can cost anywhere from $400 to $700. However, with the right approach, you can tackle this yourself for just $80 to $100. The following are a few options.

⚠️ Safety Precautions:

Wear gloves, goggles, and protective clothing.
Cover nearby plants with plastic or a tarp to prevent damage.
Avoid high-pressure washing, as it can strip shingle granules.

Option 1: Oxygen Bleach (Safest for Shingles & Plants)

✅ Best for asphalt shingles and safe for landscaping

How to Use:

Mix 1 cup of oxygen bleach (e.g., OxiClean) with 1 gallon of water in a bucket.
Stir until dissolved and transfer to a garden sprayer.
Spray the stained areas and let sit for 20-30 minutes.
Rinse thoroughly with a low-pressure garden hose.

💡 Oxygen bleach cleans algae, mold, and mildew without discoloring or degrading shingles. *

Option 2: Diluted Pool Shock (Chlorine) Solution

✅ More powerful but requires plant protection (make sure to cover plants with a tarp if using this method)

How to Use:

Mix 1 cup of powdered pool shock (calcium hypochlorite) with 1 gallon of water in a 5-gallon bucket.
Add a few drops of dish soap to help it stick to shingles.
Apply using a spray gun or garden sprayer, avoiding excessive runoff.
Let sit for 15-20 minutes, then rinse with a low-pressure garden hose.

💡 This method is more aggressive and needs to be done carefully. Avoid excessive application to prevent shingle damage over time.

Prevention Tips:

Install zinc or copper strips along the roof ridge to prevent algae regrowth.
Keep trees trimmed to improve sunlight exposure and airflow.
Clean gutters regularly to reduce moisture buildup.
