 Here you will find answers to the most frequently asked questions about living in Wellington. Whether you’re a homeowner, tenant, or property manager, this section provides helpful information about leasing, pets, amenities, and general community policies. Leasing & Rental

Q: Can I rent or lease my home?

A: Yes. There are no restrictions on leasing or renting your home in Wellington. Owners may lease their properties for any term length and do not need HOA approval. However, we ask that you communicate our rules and guidelines and notify the office if you would like your tenants to have access to the pool. 

Do I need to inform the HOA if I rent out my property?

A: While it is not required, we recommend that homeowners provide us with contact information (names and contact details) for emergency purposes and to facilitate amenity access (such as issuing pool key FOBs). 

Q: Can tenants use community amenities like the pool or clubhouse?

A: Yes, but the homeowner must allow permission by filling out and submitting the Pool Rules and Regulations Acknowledgment form first. 

Q: Are there any restrictions on pets in the community?

 A: There are no limits on breed, size, or the number of pets. We simply ask that all pet owners act responsibly—keep pets leashed when outside, prevent excessive noise, and always clean up after them.  


ARC/Exterior Modifications

Q: How do I request architectural changes (like painting, fencing, etc.)?

 A: You must submit an Architectural Review Committee (ARC) form before beginning any exterior modifications. See Here for more information. 

Q: Where do I submit ARC forms?

 A: ARC forms can be submitted by emailing the office or in person during office hours. 

Q: Where can I find the approved exterior paint and roof colors?

 A: The approved exterior paint color options can be viewed online under ARC approved colors (login required). Approved roof color samples are not available online but can be viewed in person at the HOA office during business hours. Please note that all exterior paint and roof changes must be submitted for approval using the Architectural Review Committee (ARC) form before any work begins.


Assessments & Payments

Q: When are HOA assessments due?

 A:  Annual assessments and the first installment of the split payment are due on February 28th each year. The second installment is due May 31st. 

Q: What payment methods does the HOA accept?

 A: The Wellington HOA only accepts checks or money orders, either in person or via mail. Instructions are provided on the invoice. We will never request payments via Zelle, Venmo, or wire transfers. 

Q: Are there late fees for overdue assessments?

 A:  Yes. Late payments will be assessed a $25 late fee, and interest will accrue daily at a rate of 18% per year until assessments are paid in full. 


Amenities & Community Use

Q: How do I reserve the clubhouse?

 A:  Reservations can be made through the website or by contacting the office. Availability is on a first-come, first-served basis.

Q: What are the pool hours?

 A:  Pool hours are from dusk till dawn and are also posted at the pool entrance.  

Q: Are guests allowed to use community amenities?

 A:  Yes, as long as they are accompanied by a resident or within the guest policy guidelines. 


Trash, Bulk Pickup & Landscaping

Q: When is bulk trash pickup?

 A:  Bulk items may be placed outside 24–48 hours prior to the first Monday of the month or a scheduled pickup. 

Q: Who is responsible for lawn maintenance?

 A:  Homeowners are responsible for maintaining their lawns .

Q: What should I do if I see a maintenance issue in the neighborhood?

 A:  Please report it to the HOA office with photos if possible. 


General Community Questions

Q: What are the HOA office hours, and how can I contact the office?

A:  The office can be reached by phone or email during normal business hours. Contact information is listed on the “Contact Us” page and on the bottom of every page. 

Q: Where can I find the HOA rules and regulations?

A: You can find our governing documents, including our Bylaws, Declaration of Restrictions on Real Estate, and Community Guidelines, on our HOA Documents page. 

Q: Where can I read about community updates and upcoming meetings?

A: You can stay informed by following us on our official Facebook page and by checking the Community Updates section on our website. We regularly post announcements about board meetings, events, maintenance updates, and other important HOA news on our Facebook page and website. 

Q: How do I obtain or replace a pool key FOB?

A: You can stop by the office during business hours to collect or replace a pool FOB. If you are a tenant, please have the homeowner fill out and submit the Pool Rules and Regulations Acknowledgment form first.
